Zilker Condos Halloween Hangout 2009!

Feeling like hanging out, doing nothing AND going to an awesome party?

Join your fellow neighbors on the deck this Halloween!

Starting sometime around happy hour or dusk, we will be hanging out, watching cartoons and movies projected on the front wall, listening to music, talking and passing out candy. Kristi can teach us how to do the thriller dance. Dress up, or not. Its pot luck, BYOB, but who are we kidding. Let's pig out on candy! I am making a smarties-loaf. Possibly a snickers cacciatore. A twizzler pasta salad. I could go on.

There are no rules, just completely laid back Halloween hanging out. You can't miss it, its on your deck!

RE: Project Update and Upcoming Foundation Repairs

At the HOA meeting on September 23, 2009, the following items were approved by homeowners:


Foundation Repairs

Retaining Wall Repair

Soffit repair and installation of Hardi-Plank & drip edge

Step repair

Stucco repair along driveway

Upgrade of courtyard landscaping

Decorative entry fence with signage

Privacy fence in front of dumpster

New mailbox

Completion of fence along back of property*

2 bike racks*


*The fence at the back of the property and the bike racks may be postponed, depending upon the funds remaining after all other items (as well as any unexpected repairs) are completed.


Please take note of the following:


● The Foundation project is scheduled to begin Monday morning, November 2nd at 8:00am. Centex Foundation expects the work to take 3-6 weeks to complete.


The driveway along the north side of the building will be closed for the duration of the foundation repairs. All cars must be moved from the back parking lot by Sunday evening, November 1st. Any cars remaining on Monday morning will be towed to the front lot & towing fees are the responsibility of the car’s owner.


The other projects will begin after the foundation work is done.

Important Notice: CHB plumbing will be at Zilker Condominiums on Monday, August 31st to do a survey of our sanitary sewer pipes. All Zilker Residents must refrain from flushing their toilets between 10am and Noon on Monday August 31st


Recent Board Activity:
1. The board approved Lawnscapes for 1-year contract to maintain the landscaping at Zilker Condominiums.

2. The Zilker Condominium’s audit of our financials is wrapping up. Financial information for Zilker condominiums can be obtained through our community manager at Alliance Association Management, Inc.

3. The board approved the purchase of six, small ‘Clean up After Your Dog’ Signs for the backyard. Please remember to pick up after your dog to keep our backyard looking its best.

4. Zilker Improvements Project: Alliance Association Management issued a letter to Homeowners (July 9th 2009) announcing an improvements project for Zilker Condominiums. Bids have been collected and the board is readying to meet with homeowners to discuss the projects, review financing options and vote on improvements. Watch your mail! - Alliance will announce a homeowners meeting in the coming weeks. Any questions or concerns may be addressed to Alliance Association management.

5. Worldwide Pest Control paid us a visit in July. They’ll be back again the first Monday in October. If you’d like pest control please sign up at the tack board next to our mailboxes. If you’d like pest control but won’t be home you may leave a key with Lisa Wood: lisa4zilker@gmail.com


In The Works:
Critter Deterrence: Some critters have been pestering the Zilker Condominiums. The HOA board is looking into cost effective and humane methods to keep them outdoors only.
Another School Year: Some residents have called in complaints that quite a few non-resident Zilker Elementary parents/others have been using our parking lot during pick up and drop off. Alliance Association Management will send a kind letter to Zilker on their behalf urging parents not to use our parking lot.


Recycling Containers and New Dumpster: Our new dumpster and recycling containers have arrived!!

Recycling Guidelines:
¨ Plastic – Type 1 and 2 plastic only with caps removed. (No types 3-6 plastic. Look on the plastic item you are trying to recycle. If it can be recycled it should be marked which number it is)
¨ Mixed Paper – Remember no corrugated cardboard.
¨ Aluminum Cans

Note: If you’re interested in seeing more recycling options (i.e. glass, corrugated cardboard, etc.) let Alliance know your interest.
